A site visit consumes an agent's half-day, a vehicle, and often a senior person's time at the project. It is by far the most costly step in a property sale, and it is the one most often arranged over a scattered WhatsApp thread.
No-shows are rarely a sign of a cold buyer. They are usually a sign that nobody confirmed the day before, or that the buyer could not find the site.
1. Confirm within 24 hours
A visit agreed on Monday for Saturday needs a Friday confirmation. Most no-shows are prevented at this step rather than at booking.
2. Settle the logistics in writing
Pickup point, exact map location and who is driving. Ambiguity here converts an interested buyer into a cancelled Saturday.
3. Assign the follow-up before the visit
Decide who records the outcome and who calls afterwards while the visit is still being planned — not after everyone has gone home.

What is a realistic no-show rate?
