How to use this tool
Consistent scoring, not clairvoyant scoring
A scorecard does not predict who will buy. What it does is make two agents rate the same enquiry the same way, so that 'hot' means something specific rather than reflecting how the last conversation happened to feel.
That consistency is what makes prioritisation defensible. Without it, the leads that get the most follow-up are simply the ones the agent enjoyed talking to.
1. Score on evidence, not impression
Rate what the buyer stated or did — a budget named, a site visit accepted — rather than perceived enthusiasm.
2. Separate need from timeline
A buyer with a genuine need and a twelve-month horizon is worth nurturing, not discarding. Collapsing the two fields loses that distinction.
3. Re-score after every meaningful contact
Qualification is a snapshot. A score from three weeks and two conversations ago is describing a buyer who no longer exists.
Frequently asked questions
Should a low score mean the lead is dropped?
No. It should change the cadence, not end the relationship. Low scores usually mean 'not now' rather than 'not ever', particularly on finance readiness.
How often should the criteria be revisited?
Whenever your inventory or price band shifts. A scorecard calibrated for one project's buyer profile will misrate enquiries for a different one.
