India does not price land in one unit
A single deal can involve three different units: the revenue record in hectares, the seller quoting in guntha or bigha, and the buyer thinking in square feet. Each conversion is an opportunity to lose or invent value, and the error usually surfaces only after a price has been agreed.
The standard units — square feet, square metres, square yards, acres, hectares — convert exactly. The regional ones do not, because they were defined locally rather than nationally. Knowing which category a unit belongs to matters more than the arithmetic itself.
North — kanal, marla, bigha
Punjab, Haryana and Himachal price land in kanal and marla. Uttar Pradesh, Rajasthan and Madhya Pradesh use bigha, whose size is not fixed nationally and differs materially between states and sometimes between districts.
West — guntha, are, hectare
Maharashtra and Gujarat commonly quote agricultural and plot land in guntha, with hectare appearing on revenue records. Development agreements are usually written in square metres.
South — cent, ground, ankanam
Kerala and Tamil Nadu use cent; Chennai adds ground. Parts of Andhra Pradesh and Telangana use ankanam. Apartment sales across all four states are still quoted in square feet.
Frequently asked questions
Why does one bigha differ between states?
Bigha was never standardised under a single national definition. It was fixed locally by revenue administrations, so a bigha in Rajasthan is not the same area as a bigha in West Bengal or Uttar Pradesh. Always confirm which local definition a seller is using before comparing prices.
What is the difference between carpet area, built-up area and super built-up area?
Carpet area is the usable floor area within walls. Built-up area adds the walls and balcony. Super built-up area adds a share of common spaces such as lobbies and staircases. Under RERA, residential units must be sold on carpet area — but marketing material often still quotes super built-up, which is why the same flat appears in two very different numbers.
Which unit should a price-per-unit comparison use?
Whichever unit the entire comparison set is expressed in, converted once at the start. Comparing a per-square-foot rate against a per-square-yard rate is the most common arithmetic error in plot deals — a square yard is nine square feet, so the mistake looks like a nine-fold bargain.
Is an acre the same as a hectare?
No. A hectare is roughly 2.47 acres. Revenue records frequently use hectares while the sale conversation happens in acres, so the two get mixed within a single transaction.
Are these conversions legally authoritative?
No. The standard units convert exactly, but locally defined units such as bigha, ground and ankanam vary by region. For registration, valuation or dispute purposes, use the figure recorded in the revenue documents rather than any converter.
